What ‘Green’ Updates Can Help a Home Stand Out?

As more home buyers become increasingly concerned about rising utility bills, several environmentally friendly updates in a home may help it stand out from the crowd, housing experts say.

But if you do just one thing, “it’s probably not going to add value,” Jeffrey Schleider, managing director of Miron Properties in New York, which specializes in green properties, told The New York Times.

A few “green” updates done together, however, may help make a property more appealing to buyers’ today. For example, Schleider recommends targeting energy savings, clean water, and clean air when choosing which “green” upgrades to take on.

For example, motion-sensor switches in bathrooms and closets, which automatically turn lights off when people leave a room, can cost under $20 and help curb energy costs. Under-counter filtration for filtered water at the kitchen sink can improve water quality. Schleider also says that using paints with low or no volatile organic compounds can help improve air quality.

Energy Star-certified kitchen appliances, low-flow bathroom faucets and showerheads, and dual-flush toilets also can be good choices for “green” upgrades, Ellen Hanson, a New York interior designer who focuses on sustainability, told The New York Times.
